its essentially a 6 month to year-long loop that travels through the intercoastal waterways and inland routes that circumnavigates the eastern coast and eastern United States.

Ive actually been contemplating the viability of building my own cruiser for the trip

it's essentially the Bel Aire/Hollywood hills of the county, I am surrounded by docs, lawyers, and the business titans of the county. If you tell someone you live up off of East Bay you can immediately see the change in demeanor and stance as if it is a status monicker And now I have been determined to be the "guy" who keeps the roads in shape as I donate the cost of the road grader and the operator prowess. There is only one other spot in town that has that status and the lots were significantly smaller and were littered with HOA rules and enforcement and stuck-up people, that area is called Glasgow Heights and they have significant issues with trespassers, criminal activity and noise as it is essentially just off the bridge and next to hwy 101. Twas a no brainer

Now that I know these 4 lots will close I've been trying to figure out how to develop them. I know I am going to consolidate all 4 lots into one since it will be worth more as a large lot for the town with a 2 family setup thus it will show as one giant lot line rather than the 4 ive drawn in.

The lots are pretty steep, slopes run downhill to the west, I have a dead end street up top (to the east) and a city street at the bottom to the west. I have over 75 feet of elevation rise from street to street and the view is facing the NW.

I cannot access the street to the east so I will have to build the gate and pad in the NW corner of the property in order to meet the cities approach and gate pad codes. The driveway will have to gain elevation by a switchback of sorts then climbing past the shop/ADU to the house. I will build the structures as close to the east street since those setbacks are small and retaining walls after cutting grade will give some room.

I have an excavator on reserve for the next 2 weeks so I can swamp all the trees and slash that need to go before cutting the drive but will have to roll every 8" with a 12 ton. I figure about 40 yards of base rock will settle the road till final and asphalt goes in.

Sewer will be a chore since its under the city street and 40 feet down, but still better than pumping uphill. already have city permit for shutting down the road while I lay pipe, The water district wants 4 grand to install a meter that I can get off amazon for 400 bucks but that's the game they play.

Electrical is via pacific power so I know their routine well as I have done enough to know what they want from memory. 4 foot deep 4" bedded conduit/ locator tape with long sweeps and 500 amp wire pulled with a temp panel and meter, all they do is hookup the lugs for free.

Not sure on the solid dimensions for pads yet but will have an idea after a day of grading then can plan the structures and square footages

You going to do a multi story dwelling?

Will try and keep it all ground floor to make it easier on myself when building but I think I will be short on space even after a hefty cut and fill and I am trying to not get into retaining wall scenarios since they would have to be engineered and that would slow things down. I could use block but it is more than I want to spend since this whole project is just to get out of the rental and have something to flip. so I may go two story on the house to fit a 3 bed 2 bath.

so a quick measure on maps shows it about 150' of run for that 75 feet of rise. That puts things at 50% slope and around 30 degrees so yeah its steep but it has some benches and topography to use.

Yeah thats legit. Better keep lots of roots in that hillside!

So no access on top/east - only access is at the bottom/west?

Bandon is off limits as per my requirements, the tribe has a very lengthy and long drawn-out process for excavating permits and timelines. I know of 3 builders who are still stopped mid-project for over a year due to the tribe's political BS ploy for more money.

I am about to pull the trigger on nearly the same size lot in town with new developments next door, on a hill with a view for less than 30k

Its right off the 101 hwy, no views and in the most redneck meth area of north bandon, so much so that bandon dunes madea new entrance so peeps dont have to drive near there.

The properties I am buying are to develop and sell while I am waiting to finish the house on the hill
