Wife fucked me good last night. Took the dog for a walk and she decided to poop in the middle of someone's driveway. Ordinarily no big deal, but wifey had run that leash outta poo bags and didn't replace them. So then I got to go for two walks to come back and pick it up. :rolleyes:

Here. Back over the hill from San Jose to Santa Cruz again today to sell MIL1's car and meet with a realtor. Then coming back over again to meet with one of my best friends for lunch and to just hang out for a few hours.

The update on MIL's condo:
When we walked in, it looked a lot better than expected regarding the amount of just shit left in it. If I were to go through, take all of her "antique furniture" to the storage unit, I could probably move everything remaining into one bedroom albeit tight. Of the remaining shit, probably 2/3 is visible crap - empty boxes or storage devices of some form, a bed, old TV, and treadmill for disposal, etc. Wifey was shocked at the amount of shit, but when we looked at what it was, it wasn't as bad.

We went through and filled up the neighborhood dumpster in about 30min with all the cleaning supplies, cat stuff, and her stuff that she found stuffed into boxes. It was a lot, but definitely was stuff she can't challenge us on because it either wasn't hers or isn't coming to CO.

Where it got bad was when we started doing the maintenance around an empty unit. Run the sinks, flush the toilet, turn on the shower, etc. Basically make sure that traps are full, there are no sitting leaks, etc. When on, every faucet in the house has substantial leaks - like spraying horizontally across the wall behind the fridge. The shower spigot is so rusted on the bottom that it looks to be running behind the shower/bath basin into the wall. There is visible mold on the windows and when I opened a cabinet to see if there was stuff I could throw away, I got hit with what I'm assuming was a cloud of mold spores. I was coughing hard enough that I was dry heaving for nearly 45min and my lungs still hurt. We opened the rear door and left the condo after that.

When we did the walkthrough with the contractor, we all put on N95's - he was nice enough to give us each one. The second or third comment out of his mouth after I went through the water damage and peeling wallpaper was "Wow! So it's a full gut to the studs and we find out how bad it is behind the wall when we get there." That's not what you want to hear. He already has concerns about structural integrity given the extent of the visible damage at the water damaged areas.

So we're now looking at 3 options:
1. Sell it as-is. We're not sure that we can get a contract written strong enough to indemnify her from repercussions on a whole and we are pretty sure the as-is value is less than 50% current market. I'll find out today from the realtor.
2. Renovate and sell. This will be expensive. I would be shocked if it's less than $100k. But, if it takes the sale price up by substantially more and deals with the mold remediation and structural integrity of the building, which covers her ass, then we go that way.
3. Renovate and rent. This was the original plan before we saw just how truly bad it of condition it is in. With current rental prices the estimated break even will be around 4 years. She's 72 this year, so we're expecting at least another 10 years. That would be a substantial income stream after the break even, assuming she want me to replenish the trust. Otherwise she takes it as a cash flow and has more money than she knows what to do with. Then the condo stays in family and generates income going forward. This is the path she would prefer, as would we (obviously).

Either way, it's going to be a mess to deal with. It looks like a Flip or Flop house.

I'm off to grab some breakfast now and then to see the realtor.

I actually did not care for the new Bond movie. Some sequences were fantastic, sure! but overall it was just incoherent, and didn't do a good job of impressing any sense of urgency regarding the villain's evil plan hatched at his evil island lair.

I would have liked to see more of the random in-and-out-of-the-movie Cuba party agent lady, but that's just another example of how random the movie was.

Been going back and forth with tech support over an issue with their software. To start the conversation, I list the issue I am having and ALL OF THE THINGS I HAVE TRIED TO THIS POINT.

I have called into our helpdesk multiple times becaue my laptop overclocks the processor no matter what, even without opening a single program, overheats then has to throttle back to a crawl. It will not go to sleep so I have to shut it down and it burns through a battery charge in 15 minutes. It also keeps getting the BSOD when overheating. Helpdesk can't solve it and pretty much has said to just let it cook itself to death then I can get a new one. Asked for that in writing so I can sue the shit out of them when it burns down my house.

Had follow up with the surgeon and ditched the crutches. Turns out the piece of bone never healed and was floating around, rubbing on the joint. He just pulled out the bone and stitched me up. Easiest post-op ever.

It’s done, and went very well. They said I have an open invite if I wanted to rethink it, but I just see no viable path to sell uninsurable devices locally. I am SO relieved. I wish it wasn’t 45 degrees and raining today, a bike ride would have been supercharged, I think! Maybe I’ll fire up Zwift.

Well the realtor wasn't too optimistic. Maybe $500k renovated; maybe $350 as-is. Both really big maybe's. She's bringing in another contractor, but she's not optimistic about value.
