Tabernash is even further away than Fraser. Have you checked Granby? Prices should be even more agreeable down valley that way...
Still 20-25 min or so from Tabernash. That’s about as far as we would look.

I'd think while your littlest is still so little, family powder days at Granby Ranch (née Silver Creek back when I "worked" there...) would scratch the itch for the family and you could still shred the gnar at WP/MJ without much of a drive...

But spitballing here: $600K house = $120K downpayment = 40 weeks of $3k/week rentals vs anticipated usage equals hard pass, and that's not counting HOA/Taxes/Insurance and time value of money.

UNLESS you're going to rent that bad Larry when empty.

My "2nd" house in Idaho is paid for and once I finish the siding and roof (~$30K), I'll be looking at $4000/yr operating costs (insurance, taxes, electricity) for perpetuity which I can cover with 4 weeks of rentals in July = 48 weeks of house for free...

All good points. But if bought cheaply then appreciation on the land would outweigh the costs.

The Zephyr 2 bedroom that sold in 2020 for $585k after being bought in 2007 for $545k with $954/mo HOA fees the intervening years is an example of doing it wrong, though.

I looked at one late last year. Same color I think too. Gorgeous but far more luxury than utility. Strong motor, fancy pants typical Audi interior, did not scream let's go off roading.

I'll keep my '05 running as long as possible!

You saw that now they have A4 and A6 Allroad variants? This is the latter, not that they look any different other than a scale factor of 1.1x or whatever.

Time to idly engage in my latest financial folly now that I've closed on the mortgage refi, inspired by Chrysler advertising the above incentives on the 2020 Pacifica Hybrid Limited. Math time! Note the 2020 price is an estimate of invoice - $500 for a 2020 optioned out as I'd have it, not a base model (18", splash guards, tri-pane sunroof, Advanced SafetyTec, all season floormats)

I think I did this math correctly accounting for the trade-in value's effect on TTL (paying only the difference if it's a dealer trade in CO). That's what the effective cost for trading a 2019 to a nigh-identical 2020 would be… for a period of the year. Assuming my math's correct then that's a deal I cannot turn down, IMO.

We'll see what the official trade offer comes back as from the dealer. Edit: As context, KBB's Instant Cash Offer is $33,726. This may happen!

But that’s the thing: this well could be less money than mere depreciation on the 2019. If their trade offer is close to the KBB instant cash offer deal then indeed I could make money for the year of ownership!

I forget the math for the 2018 to 2019 deal, but I recall it was on the order of $200-300s of realized depreciation per month, still cheaper than what depreciation on the 2018 would have been.

edit: other consideration is also to be in perma-warranty coverage on the FCA PHEV vehicle what with resetting back to 0 miles.

edit 2 re making money on deal: if they come back with the KBB instant cash offer as their trade-in value then I'll have made $2,645 for having the 2019 for the year (minus some interest on the loan, which is on the order of $1,100, but then again if I got more than 2.99% out of the market over that period that doesn't matter…).

3 new listings on my Fraser-Tabernash saved search. People are starting to bail. 2 of the 3 were all janky and not worth following but I'll see where this one ends up for sure.

Seeing everyone else's identical porches would be kind of lame, but $39/mo HOA fee, looks to be quite rentable, if you will, and nice enough inside.

Edit: no hot tub! boooo

With an HOA like that you are *sure* to not get snow removal... you'll want to factor that cost in before seriously considering it. :D

Tentative December plan:

Drive Denver - Seattle in Land Cruiser (because possible mountain weather) Sat Dec 12. Arrive mid day on Mon Dec 14. Stay with Jessica's mom until Dec 26. Leave early that day and arrive back, again via Land Cruiser, on Dec 27. (Then I work that subsequent week, starting Dec 28.)

Not flying is kind of a pain in the ass, it turns out!

47 kWh usable. 168 km range. 80 kW level 3 DCFC. 85 kW motor power. At least 891 kg payload is decent for what it’s designed for, as an urban delivery vehicle.
