People we bought our place from had to sell so they could put a deposit on a not-yet-built house in Eagle ID. They’re paying $6k/month to rent 4 houses down from me and have yet to finish the house in Idaho which is now worth about $175k less than they paid based on what other homes in their tract are listed at.

Meanwhile my next door neighbor is getting ready to list their place which is pretty comparable to ours for $225k more than we paid. They’re also looking to move to Idaho for some dumb reason, thinking their timing makes just a smidgen more sense, but even now seems too soon. The real estate reckoning in the greater Boise area is going to be harsh.

Get ready to watch Austin, Vegas, Phoenix, Boise, and San Jose housing markets crash, they are all over peak levels in inventory, (300%+), and all starting in median price drops some up to 20%
Let's hope people have been smart enough to put 20% down on their McMansions. There is a price drop happening in Denmark too especially in the places that have seen the most increases but anything else would be strange with the rising interest rates from basically 0 to 6%.

And still people in my area think they can get 3.5M+ DKK for their properties. :rofl:

It's funny, we moved production up to ID so one of the owners could have Freedumb, and half the shit he brags about being better up there are either socialism or a shitty version of what we have here, with the exception of guns, but being a retired cop, Ca gun laws don't apply to him anyway.

His house has also dropped 22% accorning to Zillow, meaning he's free from having any equity :think:

It's not terribly difficult from what I've seen, as long as you're profession is "needed" down there. But I've only superficially looked at it...
Essentially you need residency, then you apply for citizenship.

It’s also happening in commercial real estate. If your buying it’s from some guy or small family office. The competition is big corporate and they don’t normally sell because the investors want to see a bigger ever growing portfolio. Luckily they are a pain in the ass so that’s the advantage other people have over them. No one cares though.

On the same subject it just blows my mind the amount of commercial real estate. Most businesses don’t own the building they are in and some like Taco Bell build the place write themselves a lease then sell it so they can write off the rent. But all those buildings, stores, warehouses are all owned by a person or reit. It’s crazy. The size of this is staggering, the debt is staggering, the rent collected is astronomical. It’s a sturdy house of cards that is ripe for a massive collapse.

It’s almost like peasants and kings. Everyone is working and moving the economy for the land barrens who control large aspects of the country. It’s genius really, you get to be a king without the risks of being an actual king. I could argue it’s even worse now, kings took a smaller percentage.

Same shit is happening in the farms. Farms are struggling and even modest farms have millions in land and equipment. Nobody but investment groups are able to afford to purchase these operations. And so it goes, all our local farm land is being sold to outside entities.

Makes total sense. Not many people wanna buy that much work. Sad state of affairs.

Yes hands on owners run a different ship than paid hired hands. Alof of farms survive because of the tenacity of the owners in the hot seats. The corporate farm loses that practical tenacity. They can hire their way around that but there goes the profit margins!
