Sort of apropos, I found a better route to Boise (i.e. $40 plane tickets on SW) at the end of Sept, I'll be in Boise & Eagle, going to hit up Eagle Bike park, looks pretty rude, I'm pretty stoked on that. I won't be there with other mtn bikers, so any Boise monkies out there who feel like showing me around... let me know!

I wouldn't go any more than a few % higher than your initial offer. Like SS said, plenty of other houses out there, and they seemingly get better.
I made offers on 3 houses, and when the first 2 didn't pan out I was a bit bummed. However, each house seemed to be better than the last. In retrospect I'm actually quite happy the others didn't work out, because I like the house I got a lot more.
