Organize ski/bike tours; include guidance and transport to and from SeaTac to the Shore, Whistler, B'ham in the Summer, then the ripe WA ski spots in the Winter. While they're all out riding, you can be too. Lots of people want to explore but don't have the local knowledge. Be that local.

When my wife and I went on our honeymoon in NZ, we did an all day Moto/Quad ride. I couldn't help but think I chose the wrong path in life after it sank in that he ran his own business and got paid to ride around with people all day. FML.Dude. That would be the DREAM!!!! Now for funding...

Advertise as a set px, with 50% up front (or % for non-refundable part of condo + 10% for your time) with no refund. Rest on delivery of services.
