Fingers crossed that the weather cooperates and I can get in a wee bit of dirt this weekend. Nothing exciting on tap, but something beats nothing eh?

Was talking about activities this weekend with the wife and tried to write that she was in for a "thorough ass kicking", except the joke was on me as autocorrect changed kicking to licking.
That's where you just let it roll and see how the weekend goes.

There are a few older communities around there that have them (50s and 60s era), where the fees are minimal and there's no real structure besides a few community spaces. I would have been cool with that, but the majority are basically a-holes that want to tell you what to do and charge people up to 1K a month to do it. I can't imagine living somewhere with rules like that. I live in a nice neighborhood, no HOA and no problems with people doing stupid shit.

The best part? Half the places were closed Sunday due to weather, so we ended up at the Zoom Care. No big deal, good prices, but one place for consult, then drive to another place for imaging. Then couldn't get into see the ortho for 2 weeks. Call the Ortho+Fracture place that did my knee and got seen yesterday and scheduled for surgery on Tuesday.

But they couldn't use the xrays from Zoom, so we paid for a new set of pics, thanks Obama. :rofl:
Yup, shit's broke.

More specifically: mildly displaced oblique fracture through distal right fibula, likely just above the level of the syndesmosis. Preserved joint spaces and no evidence of extension to the tibial plafond or involvement of the tibia itself.

The ortho-carpenters should hammer that back into place just fine.

My HOA is pretty chill. No restrictions on sheds below fenceline. No restrictions on paint colors. Just can't change the roof profile of the house without clearance (so no added floors :D ). $40/month and that gets access to the six outdoor pools.

Our is "voluntary" and $35/yr. We have no real structure or community spaces. But I do know of a few 'hoods in the area without HOAs and know people who have had issues with neighbors - leaving all manner of $hit in the yard, vehicles up on blocks seemingly indefinitely, yards with nothing but weeds, etc. So I can understand why some people *specifically* look for 'hoods with HOAs.

There are HOAs around here that are $1000 a month, split between multiple HOAs and mello roos.
Some of the houses on courtyards or by a specific builder have sub-HOAs that are something like $300/mo. Still not a condo fee but not cheap. These cover snow removal and lawn care for the courtyards, at least in theory (I see them shoveling!), and roofs and snow removal for the one builder. That builder targets itself to old people with main floor masters and the like so I see their schtick. Not for me but could be good for someone.

Thanks Doc, it sounds like a simple fix. Still not sure how she broke it, but she fell pretty hard. :rofl:

Resume updated. Looking to transfer sites and take a promotion at the same time if a suitable position is available. I've spoken to the heads of several engineering/development groups within the company about my situation, and was told they have heard nothing but great things from my boss and site top management, and that I am in "high demand" and should be able to move fairly easily.

So here's to hoping shit goes well:cheers:

$149/q with 4 full gyms that would make most premium gyms pale in comparison (https://hrcaonline.org/about-us/recreation-centers). Worth it.
I think ours is something like $250/year and doesn't do anything for me as a person. It covers trimming the hedge that is around the sign as you enter the 'hood.

When I bought my townhouse it was $325/month and while the internet was free and the workout room was nice (not fancy or even fully stocked) it wasn't worth the added expense that went towards the legal fees for suing the developer of phase 1.

Jeebus, at least that makes me feel good about Portlands housing market @ $200/sqft.
I built new here for under $200/sq ft, with all the bells and whistles. Seattle is what makes me queasy.

My Zillow had some crazy $400k-$500k filter set when it came up. :rofl:

I just hope we can make a buck when we sell. We were looking at lots in the gorge for $30k-$50k with power and well. I see either a trailer pad or unibomber container shack in my future.

Looking to drop sub $50k on 2+ acres in the woods somewhere and rent something cheap here in town. Even the sh!tholes are getting to be $450k around here, it is a bit insane. Now that we have a certified Real Estate pro in the White House, not sure if it is time to buy, sell, or burn to the ground for the insurance.

It was totally my bad, no idea why Zillow was set to $400-$500. At $125, I could see that for sure. I just get pissed when I look at houses here and know that bidding wars are happeneing on most listings.

Wifey is selling houses in SF at [a lot] in SF. I think they just sold a penthouse at $5000+.

Edit: I did the math wrong. Not as high as I initially stated, but still stupid expensive compared to here. Apparently it's not a normal public thing to quote cost/sq ft.

There are currently <100 homes for sale in Highlands Ranch; there are 34,000 homes. Very tight market.
