No, it hasn’t, I can assure you of that!
For example, the median average price of a home was $500, 000 in Bend in ‘20.
The median average in JH was $1.8 Million.
Not bragging here, it’s not a good thing all in all.
But it is off the charts nutso.
And it is likely going to get exponentially worse as it is appearing that the Yellowstone area will be one of the last zones with reliable snow, if only for a decade or two.
The irony is this, I was able to get an acre on a golf course behind gates for under 190, it is impossible to find anything over 1/4 acre of a bare lot in bend or the surrounding area for less than 290 ish let alone the cost of a house that is still cheaply made and 3 feet from the houses on each side. Even with the current uptick in building cost it is still cheaper than build than to buy a chit box house in this neck of the woods. I am at the point in age and life where a zero maintenance gated community appeals to me rather than being evacuated from fires, snow plowing 12 miles of driveway, taking a couple hours to cut out the driveway after a windstorm and the fear of not leaving the place for more than a few days to have scavengers pulling into the driveway sizing up the place on camera. To put it into perspective, the average rent for a 1980's 2-3 Bdrm place near sisters is 2400-3200 a month, my mortgage will be less than that.

It's just where GFF is, you used to get a double wide on 40 acres for $50k, now it's like real money prices and that just ain't right.

Bend is Bend and you expect that to some extent.

Phone screen died on Saturday on my trip to the Glacier. Before anyone wonders about cold, I keep it close to my body on my thigh, where I've found it stays warm enough to not affect battery life. Having tried in various places, like chest pockets, the thigh is by far the best, also where avalanche beacons go in the same pants. Wasn't all that cold and after taking a picture, screen was dead.

So I have to go to the Apple store to make an appointment, because I can't call. Then when I come back, they can't replace the screen because they are out of stock and there's an extra delay because they are in Texas and experiencing several extra days of delay due to weather.

Trying to sort out all the "call this number, get this verification code" BS, I was eventually able to talk to a rep over chat and get a replacement ordered for switch-out with applecare. This is especially bad timing as I'm preparing to go on the Iditarod Trail for a few weeks starting Sunday and my phone interfaces with the In-reach Mini, which is all but unusable to send messages with by itself, not to mention taking pictures or using the phone at the various lodges along the way. Frustrating though.

Skipped my afternoon meeting to sled with the kids. Good choice. Spent close to 3 hours outside in the snow. That counts as a workout or something. Beer and fajitas for dinner.

Will be in a RV park while building, Golf course HOA's kinda frown on trailer trash even if its high class coach trash. Building an RV garage as well so we will have a bug out rig ready to roll at the drop of the first snowflake.

Do you have your white loafers yet or are you waiting until you move in?

When I was looking for a my first house I looked at a place that was full of life sized children dolls all over the place. There literally wasn't a single place in the whole house that wasn't covered with them. The only place to sit were a couple of well worn recliners in front of the TV and a single bed.

When we were house hunting we went to an open home and one of the rooms was filled with what I will sweepingly describe as ‘goth’ dolls. Big ones, small ones, bleeding ones, all sorts of weird shade. I walked into the room, ‘Holy shit, whoever lives in here has some issues!’
Then one on the bed moved, sat up and said ‘Thanks!’ — apparently sincerely. Scared the shit out of me.

It will be interesting for sure, I am guaranteed to be the youngest homeowner there and surrounded by big family names such as leupold & stevens, del monte, cambells soup, Kershaw, Columbia sportswear, winchester, remmington, and even some garmin, raytheon and software moguls. And then there is me, right in the middle them all. parties should be fun.

Almost all the flooring is up now. Probably about 100sqft left, so I should be able to get it all up by tomorrow evening. Once that's done, it's time to pull baseboards from the basement and all the upstairs rooms I didn't do last summer. I have a dumpster bag and should take advantage while I have it.

Got an email from the director I had lunch with a few weeks back. Position has been posted, so I need to get my application submitted tomorrow.
