190 k, holy crap. Where is this?

I bet this dude would love half of the garage. God I hate cars.

PS. I skipped the middle 9 pages, I hope there wasn't already a big politically-charged discussion.

you need some grass in the backyard.
The buyer can sod it at $150/pallet of either centipede or St Augestine sod. The front yard comes fully sodded and landscaped.

ouuuu... seafoam!!! I LOVE SEAFOAM!!!

PSYCH!!! whats with the institutional seafoam(robins egg blue/green), why not just white or something? I mean why if you are trying to save money on the place spend the extra 6 cents to have the paint tinted and leave it white?

It's more of a coll blue color than a seafoam green. Paint costs the same tinted or not.

Do get all whacked out over a paint color, it's just paint for chrissakes! :p

It isn't like wallpaper... where it isn't easy to change.

I like the full length windows... the kitchen is nice but i dont like the countertops.. otherwise great job!!!!

I would have liked a granite with a lot more white in it, but my supplier is limited. There are only about 7 popular colors to pick from.

My suggestion, stain the plywood under the counter top, it don't look right.

Ya think? :p

Yeah, its on the painter's punch list. That's what happenes when you intend to use laminate tops then switch to solid surface after the cab's are stained.

Well, N8 - after the mortar thing, we never know what you might like. You could want it to have raw plywood, for all we know.

It isn't a plywood top nut. It's the face of the cabinets where the partical board top was covered with a trim strip. When we took off the top and the trim strip for the granite the bare maple shows because it was covered when the rest of the cab's were stained. The whole top and trim strip were removed for the granite top.

The painter will stain the top of the cabs today or tomorrow.

Look at this photo and you might get it.

staining wood is not a good idea, imo. let the natural wood be.
I agree. But, staining does allow the use of cheaper wood, which makes better use of more of the tree.

For instance, cherry. The trees are charictaristically small. The heart is that beautiful redish tone. The sapwood (~20-30% of the tree) is a yellowy white. Sapwood graind is still good, but it sticks out like a bloody severed thumb on a cherry cabinet.

The solution. Steam the cherry, so the rosy color bleeds into the sapwood. Then stain it to make it nice and even.

Are you serious? Please show me a picture of a kitchen w/ cabs that have not been stained that look as nice as the ones n8 presented. Tough crowd! BTW, I'm in the real estate field and I gotta say, good work n8. I'd buy!

thanks! :D

Yeah, this house is being heavily shown so a contract shall not take too long (I hope).

This house is priced at $191,000 which is a roughly $109/sf heated.

As this house wraps up, my attention is on the one beside it which is being sheetrocked this week and a custom house which I am finalizing the plans on tomorrow.

Here's the only pic I have on my work comp of this kitchen I built (I'm a former cabinet maker).
It's natural, unstained, american cherry. (brazillian cherry is much cheaper but doesn't have the clean grain).
Danish style door. All the drawers and pullouts are brushed stainless on extremely nice bearings. Need more pics.

I wish I had more pics because it came out awesome.
Notice the crown in the background. There is an L shaped nailer, with a maple "bead of pearls" along the bottom edge of the crown.
Very nice accent.
